    I know that since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack.

    This house was on the market with a different estate agent before this date. It moved to a new estate agent after this date and I am being told that a HIP isn't necessary because it was on the market before 14 December, albeit with a agency.
    a HIP is not required if there is no gap between one agent stopping marketing the property and the second agent starting marketing the property.
    If there is any gap - even one day - then a HIP must be produced...

    Don't bother then - don't do one - if the buyer is happy with that - it's cheaper to accept the council fine which is about £300 cheaper. AND can't be enforced until you have money - one of the loopholes I believe

    Hi,once things pick up if you still want to sell then you will not have to pay out for another HIP.

    Mine took 8 days. Estate agent came on the Thursday and the house was advertised and the for sale board put up on the Friday week.

    Look it up for exact details of what's in the 'pack', but the short answer is 'sod all' ...


    As I recall its an 'Energy Efficiency Survey' (some-one takes heat pix's of your house and says 'yep, your central heating is on today' ) plus a Local Search (a list of what the Council is planning, or has granted planning for, in the nearby area).

    There has never been any demand from Buyers for an 'Energy Efficiency Survey' in the past, so that's £300 quid down the drain ... and the 'local search' element is only good for the date it was done, so any serious Buyer is likely to re-do the search anyway ..

    Some Estate Agents are including the HIP in their charges ...

    It's all just another Government sponsored con-trick to part home owners (who, you will recall, are the natural enemies of the Labour Party) from their money.

    i have just been reading the goverment web site about home information packs. under the section do you need a pack. it states
    You do not need a Home Information Pack for:
    Properties not being sold with completely vacant possession

    so as will be still living in my house when i sell it does this mean i don't need a pack.?
    and the only homes sold with a home information pack will be properties that break the property chain and offer vacant possession if so i can foresee property chains becoming so long we will never move again

    How can she obtain one without an estate agent involved?
    She'll need a surveyor and most of these are connected to Estate Agency practices. However, an Estate Agent should be able to quote a price for producing a HIP without charging for selling the house.

    Whether you need a HIP depends on when you put your property on the market: if now then yes you will need a HIP done. If the property was marketed before 14 Dec 2007 then no (unless it is a 3/4bedroom house).

    I've just put my flat up on the market and i know i need to get a home information pack. as i kept all my correspondance with my solicitor when i bought the place 2.5 yrs ago, it seems to me that i can do it. Can i do it? do i need a solicitor to do it because it needs to be in some funky format? is this just a scam to make money?
    any ideas? or on how to get them done for super cheap?

    In short, you can't get in done cheap. The cost depends on a property being freehold or leasehold and if you pay up front or pay after the sale. Expect around 380 pounds plus VAT. My mother's house is being sold and we are having to do this though the estate agent says that NOBODY has ever asked to see a HIP. Yes it is one of Gordon's money making schemes, and I could name a lot more!

    From what I can gather, the people who do the inspections make a good living from it. You won't be the most popular person around as all the home owners I know who've put their houses on the market feel pretty sore about these packs. It's the one thing I'm not looking forward to when we market our property.
