Dose anyone have a landlord like my friend has. ? ? ?

You may be amazed to read this but my friend has a good landlord and I know from my past that there are not many good ones about.

Well they have a couple of windows in there property that are getting very close to the end of there life and they have asked for work to be done to them or could they have new ones.

Well as it goes they got a quote for the landlord person and the quote was far to much so this landlord character got a firm to come and give a quote and came up with a good price and I am told they are a good outfit to use. There windows go in shortly. I am amazed how quickly it has gone for them in getting the work to be carried out as normally from what I know about past expereince you used to be lucky if you could get a door handle replaced or something.

It looks like they have got themselfs a good one from who they rent from. So would be of general interest to here if anyone else has a good landlord who pulls there finger out and gets things done or have you got one of those landlords that is so tight that when they walk they squeak! ! !.

Smile I don't have a landlord as such but I know of people who do. Yeah and some of them are so blooming tight like you say they squeak when they walk.

That is amazing how quick your friends are getting the work done. Well at least if they are that bad and need replacing at least they will be able to keep them clean without thinking the glass will fall out.

Ha, ha, ha. I had one of those landlords once. The Yale lock broke completely and lucky for us I had my tool box inside with me as I had done a little d.i.y job. We went to go out and could not get out at all. No good if there had been a fire would have been well stuffed.

I got my box and took the damn thing off and had to put a couple of bolts on for over night as we could not put the Yale lock on.

Next day came I went and bought a new quality Yale lock and fitted it. I contacted the tight landlord and said what had happend. I told him the price and he refused to pay it and said there must be somewhere to get a cheaper one. I said you won't be saying that if there is a fire and that door is the one way out. Still he would not replace it so I said right fine.

What I actually did was I kept the old one and when we moved out of there I fitted the old one back on the door and closed the door behind me. If he wanted to get in there he would have to drill it and buy a new one so I kept my new lock and well he will have ended up having to buy a new one regardless.

I did no damage and left the place exactly how it was let to us but if was spotless when we left. So landlords don't be so tight. I could have invoiced him for my time for which is what I will start doing is when people want stuff doing as I get fed up of doing stuff and my exspense. There that is my little bit stuck on the end.

If you can find a good landlord or lady then keep with them if it is one that has a wallet like a mallard duck ( so water tight his cash never gets wet or used ) then get rid of them before the ink on the contract dries.

    Me and my friend are looking into setting up our own building and property maintenance business and really need to know what are the main aspects of this, we are both time served in the building trade so its not how to do the job but how to run this sort of business, for example is there any rules or regulations of such we need to be aware of , what sort of insurances and registering the business.
    If you're in the UK, contact your local Business Link for free help and advice on starting up. They have a wealth of information and their seminars on starting up are really useful.

    Plan what you want to do, who you'll do it for, how you'll reach them, how much you'll charge for what you do and how much you need to do to make a profit. Business Link is very good on the format for your business plan. If you don't need funding, the plan doesn't have to be a terribly formal document but do make a plan so that you know where you're going.

    Potentially, there are many regulations that you'll need to comply with - things like P certificates for electrical work, anything to do with PAT testing. You'll definitely need business insurance that will include employers' liability insurance, public liability and possibly professional indemnity. Again, Business Link can help you sort out what applies to you.

    Inland Revenue need to know within 3 months of starting that you're in business. They also run free seminars on all the tax and national insurance aspects of running a business.

    If you're setting up a limited company, which may be a good idea if you're working business to business, you'll need to register it with Companies House. Their website takes you through everything that you need to do.

    Depending on the types of work you're doing, there may be trade bodies that you want to register with - a bit like Corgi registration for gas fitters.

    The other thing that I'd strongly advise is to set out an agreement between you and your friend. This protects both of you if there's a dispute at some point. Often it's about money and by the time you're arguing it's too late to draw up an agreement. My husband and I have always had written agreements between ourselves for our businesses. The value of them was apparent when we wanted to remove a co-director from one of our companies.

    i have recently been contracted by a letting agents to do gardening work, but now i'm thinking of offering complete property maintenance work. i have public liability and employers liability insurance (£12 million total) but that was specific insurance for gardening work, so i wont be covered for anything else.
    Draw up a plan for what you would like to offer, how it would work and what you can charge for it. If you have an in to lettings agents already, it makes it easier to say to them that you're expanding what you do.

    Your insurance company will probably be able to sort out your cover with just a telephone call. You won't pay any more for it, in all probability, just have the policy changed to reflect the expanded business.

    A plan is important so that you know what you're taking on and how you're going to handle it. It doesn't have to be too formal if you're not applying for funding but it helps keep you going in the right direction.

    i do believe in not easily wasting materials, or using to excessive waste just simply for time and money, i like to see good old or used materials used rather than skipped, but at times this is very hard to earn a living and get the job done

    I'm sure that you can do this in Excel but you have to be fairly expert if you want professional results

    I am renting a flat and recently had someone from the development's maintenance team knocking on door looking for owner of property as apparently he has defaulted on payments relating to up keeping of gardens, etc. I spoke with estate agents (as they deal with issues on behalf of landlord) who said we would have to be the ones paying those maintenance fees as we were making use of property. Would that be correct? When we rented property nothing was ever mentioned in that sense and our rental contract only mentions utility bills & council tax are our responsibility. Would this be considered a utility bill?
    You need to take a step back. The issue is between the landlord and the developer.
    To say that because you are benefiting from the maintenance you are liable is bullsh*t!
    You are only liable for what you signed up to. If your agreement, as you say, does not mention maintenance you are not liable. It is not utilities.
    Just refer any future enquiries of this nature to the agents. Do not get drawn into any discussion about the matter as it is not your business.
