With the intention to make improvements to it and then sell it on, which expenses can I claim back through tax? I have heard that VAT and various other expenses on refurbishments can be reclaimed. Is there any literature explaining these rules or is it mainly found out through good accountants and trial and error?

There is I believe some 'buy to let' relief on Income Tax/Corporation tax. I'll leave that side to an income tax specialist though, as I deal with VAT (but search for 'buy to let' on www.hmrc.gov.uk and you should get some answers.
Unfortunately letting domestic property is exempt from VAT, and you cannot claim back VAT when you'll be using it to make exempt supplies, so I'm afraid you're stuck with the VAT. If you have lots of other VATable business interests then you may be able to get a small portion back through something called partial exemption, but that's only if you're in business for doing other things and it only gives a small amount of relief.In queensland, Is the any type of service that can get me my own apartment or house-like home at 16?

You have posted from the UK site, but the largest city of Queensland that I know of is in Australia. I'm going to assume that you are in AU.
The age of majority in Australia is 18. Your parents most likely are required BY LAW to care for you until you are 18.
You will have a very difficult time finding someplace to rent at 16. You are unable to enter into a legal agreement at that age, so few landlords are going to be willing to take the risk.

You can rent an apartment, BUT
You are unlikely to find a landlord willing to rent to you because you are too young for a standard contract and can not provide any security or references to show that the landlord will not suffer any financial loss. If you can get a guarantor who lives in England/Wales, it will help.

You can expect to pay around E 900 per month for an apt. of 74 m2, or 800 Sq. Ft.
If you are not aware of it, apts. in Europe are very different from apts. in the US. First, you will need to go through a real estate agent to rent an apt.
Second, Euro apts. don't come with light fixtures, kitchen cabinets or sink, and the bedrooms don't have closets. You get four bare walls, and pipes sticking out of the walls and wires hanging down in the ceiling.
People purchase their own kitchen counters, sinks, ceiling light fixtures, and take them when they move. They purchase a standing piece of furniture called an Amoire to hand their clothes in.

I will be moving in with a friend of mine who I have known for a few years. We have never lived together, so I am hoping the kind people of this forum can tell me their experiences living with friends. Positive? Negative? Neutral?
We are both pretty easy going people who are serious students. I think we have the same neatness level to. I am clean, but messy, and so is he.

Well, as I mentioned in some of the other posts, I live in a duplex / house with a friend of mine, so this sounds right up your alley.
I found this place through a friend of a friend of someone's aunt... you know the situation. Either way, we were grateful for this place since it is a 5-10 minute walk to campus, or a quick 3 minute bike ride. Myself, I have ben getting daily exercise riding to class. All of the main buildings have bike slots where I can lock up my bike while I am in class. On the weekends or the evenings, you can find me exploring the neighborhoods around my house.
As far as living with my friend. mutual respect is the key. We like each other, and we also respect each other's privacy, so we seem to get along pretty well.
It's nice to have someone else in the house. I would recommend it.

Well, i can see how a house might bee fun to have, but I have a great new apartment that i absolutely love. The location is great, the security is fantastic, and the rent is reasonable. Also, there is great internet available, which I am using right now to make this post.
When I have an issue, I just call the front office, and they fix it right away. However, because the room is so new, I have not had any issues at all.
If you are thinking about an apartment, you should go for it. It's a great place, especially for students on a budget or anyone who is looking for a comfortable place to live.
Steve, have you ever lived in an apartment? Why do you dislike them?

Steve, it is interesting that you have a pretty cool house with friends. That sounds like a fun place to live. Wow, with a front and back yard too? Any camp fires going on back there? I wish I had a house like that for my friends to come over to and hang out.
Cass, I like your apartment idea too, as it can be nice to have everything brand new and in order, safe and secure. Are you going to live there again next year? Will you ever move to stay in a house, you think?

Ok the winter months may be a little colder but you could buy a pair of gloves and a scarf to start with to keep you warm and what with renting a bit further away the rent may be a bit lower as well so saving you even more money.

You went to school for a bit then you went straight in to a job. You just walked out the school gates and walked up to the first place where there may be work walked in and said that you wanted a job and well you got one.
You could at one time go from one job to another but not today.
I think if there was a block of flats all clean and tidy near to where these colleges are they could let all the student types move in to there then they could please there selfs what they did then no one could moan about them. They would only have there selfs to complain to if they had there radio to loud.

Living with a friend can be difficult. I've had many situations where I thought living with a friend would be easy and fun, but let me tell you; after a while you can start getting annoyed with habits you never really noticed in the first place. If you can preserve respect, privacy and cleanliness in the house, then you should get on fine... as soon as one goes, down crumbles the barriers of friendship!
I think that you should consider getting a place that will be as little maintenance as possible, you dont want to spend your years as a student cleaning a large house or weeding and cutting grass. Find a place that has enough space to keep you out of each others wat though, you dont want to feel like you are giving up your space too often.

Oh dear what happens next. You fal out more often and one ends up leaving and still the rent is to pay at the end of the week or month.
I would suggest that something like Steve has said. It may be it that you could be on different courses or may be even oone of you has a part time job on the go so you may be out of each others way more than what you think. I feel you should take all this in to account then at least if you only get the odd argument over something silly then bang your heads together and get on with it.
