I own a house and am renting it out using an agent. We wanted to get more for our house because we learnt that we were being given much below the market value. We asked for an increase in the price and the tenants dont want to give a penny more, so we served notice so that we can get better rent from a new tenant, while still using the same agent.
Now it turns out that the tenant is not allowing viewings etc, and wants every viewing time to be run by him so that he can physically be present when its done (and he works during the week , so that takes out a lot of the time). Is it true that there is nothing we can do, and that we have to wait till they move out and then look to re-rent only once the flat is empty?
As far as I am aware that unless anything is written in to a tenancy agreement then I don't think the tenant has to let anyone in to see the place.
They are still paying the agreed rent and the place is kept ok and obiding to the agreement.
Sounds to me like you will have to wait until they move out. You could always have a notice up saying something like 4 bedroom home to rent in one month at X amount of pounds.
The more I think of it I don't think the tenant legally has to let anyone in whom they do not wish to. You could always check your local C.A.B

I don't even think they have to be nice to them just so long as the place is clean and tidy as it whould be.

I also agree what William has said there about the tenant.
I would suggest that if you and the tenant can come to some agreement with days and times then that would make life a bit better for you.
Failing that you end the tenancy agreement then put the spot on the market.
