Is there a fee for the buyer of a home to the estate agent of the seller?
Hi! I was wondering if there is a general answer to this question: Does only the seller pay their estate agent or is there aslo a fee for the buyer to the same estate agent???

If you are in UK - the seller pays. The seller is the one who enters into a contract with the estate agent for them to market and sell the property.
If you sell your property and buy one through the same estate agent, you still only pay for the property you have sold. It may be worth asking for a discount if you do that - whether you get one is another matter.I was the highest bidder on a motorbike on that well know online auction and it was a total nail?
I drove the125 Miles to the sellers home to collect the bike.
When I got there the bike engine was knackered and was knocking its brains out.. In the advert it said "All in good condition"
I refused to pay the £1500 for the bike as it was not as described in the advert..
My question is what would you have done?

Yes you did the right thing explain to ebay what happened in the non payer report. He can't give you bad feedback so no worries there and ebay should NOT give you a strike if you explain the bike was NOT as describedWould you pay someone to find your next home?
If you could afford to, would you pay someone to find you your next home. The reason I ask is that I want to set-up a property finder business and I wanted to know if there was a market for such a service.
Services include:
- FInding the properties,
- VIsiting the properties with you if you wanted,
- Negotiating with the seller to get you the best deal,
- Dealing with estate agents/solicitors etc on your behalf,
- Organising removals etc,
If you would, how much would you expect to pay.
If you wouldnt, why not?

So here is a litte history in reference to my question... My husband and I found a home we liked last weekend. Our realtor called the agent and he said he had another offer they were going to be wrapping up by Monday and we needed to get our offer in as soon as possible. So we did, we didn't shoot too high because we knew he may be lying to us. We put our offer in Sunday evening and we still haven't heard anything (Wednesday afternoon.) The agent told our Realtor that he would be presenting the offers to the seller this morning. Is this a good or bad sign that we still haven't heard anything? Please help, we are first time buyers and we just don't know how all of this works.

She only JUST got your offer this morning, like you said. PERHAPS she wants to talk it over with her family after work.
And, you priced your offer on your fear of your realtor, rather than the value you find in the house? That doesn't bode well--what would it take for you to trust your realtor? You better work on that...can i drive from purchasing my vehicle to my property if has no tax?
I actually rang the dvla to ask this question and they said there is no way you can drive a car from the seller's property to your home with a non taxed vehicle, it must be taxed or u could be fined. just thought i would put this on here as was searching for the anwer to this and nobody knew so thought i would post the question and answer.

On Friday 25 November, Buyer sends a telex to Seller offering to buy 1,000 tons of sugar at the current market price. The telex is received in Seller’s office after a short delay at 5.00pm. Since the telex operator has gone home for the weekend, Seller posts a letter in the last post on Friday, accepting the offer. This reaches Buyer at 2.30pm on Monday 28 November. Meanwhile at 9.30am on 28 November Buyer sends a further telex to Seller withdrawing his offer. This reaches Seller and is read by him immediately at 9.45am on 28 November. Seller now seeks your advice.

Assuming intention and consideration are present, which they are here, a contract is created at the moment a valid offer is legally accepted.
There is one very simple point to this question - has there been acceptance by the Seller before the Buyer withdrew their offer.
The method of sending the offer (telex) and the "short delay" are red herrings. The offer was received by the Seller at 5.00pm on Friday 25th November. They accepted the offer by post that evening. Your textbook will remind you of the case on this point, but acceptance by post is deemed made at the moment the letter is put into the postbox, whether or not the offeror received it. So in this case the Seller accepts the Buyer's offer and creates a binding contract sometime on Friday evening.
The Buyer is now bound, so the attempt to revoke the offer on Monday 28th November is ineffective.Random question about "Play.com"?

We are In the process of buying a house, we had the property we are wanting to buy surveyed (home buyers pack) and the bank (barclays) value the property £13,000 less than the asking price we initially agreed.
I think it is fair to say that the bank think the house is over priced, hence the lower value and amount they will lend to us.
So, the ball is in the sellers court, does he have to lower his asking price to match what the surveyor said?
I guess he doesnt and could put the property back on the market but that means he starts from scratch.
Are the banks being cautious considering the current market conditions?
The overall question is:
I take the surveyors report to be credible and valid, this is my bargining chip, does the vendor have to agree that the house is worth what the bank will lend us?

But.....how objective are valuations? A different surveyor could give a very different valuation. The surveyor who valued the property was not local. l know banks are being over cautious at present what with the credit slump etc.
The reality is that the seller needs the full asking price as he is already committed on another property. having spoke to the sellers estate agent he will in NO WAY drop the full 13,000.
I blame estate agents for talking up the market ;o(
The seller doesn't have to lower his price but it looks like there won't be a deal unless he does.
At the moment surveyors are being cautious with valuations as the banks are scared of being caught out with over-valued properties because of the goings on in America earlier this year.
The survey is a great bargaining chip to use to get the price reduced but there's nothing to stop the vendor holding out for the full amount, especially if they have had lots of viewings, etc.

It comes with 3 licenses. Could I buy it and share the cost with 2 others so we could all have a copy or are the licenses limited to use in the same house? Too expensive to buy on my own but if 2 of my friends chipped in we could all have a copy. Is this legal and would we all have licensed copies as i've heard from one seller that all 3 licenses have to be at the same address and another seller said it can be installed on any 3 pc's. If anyone could help with this question would be really grateful. Thanks.
I haven't heard or seen anything thats said that you get three licenses with Home or student. However, IF you do get three licenses they will work on whatever computers they're installed on. Microsoft will not be able to collect data that they are all activated on the same address etc. Three licenses means three separate PCs regardless of where they are.
Thats an interesting one.
I would suggest you state that the third room can be a bedroom for such as a child, a study, a shower room, storage room or that it has other options open to it.
I would go to several estate agents and get some advice off them as well. I like to watch the tv show Relocation, Relocation and they are always saying to people buying oh look you could knock this wall out and do this that and the other so may be a leaf out of there book could be a big help in the selling point of your home.
