Starting up a holiday letting business?
I don't know if anyone has any experience in this. My family has 5 holiday flats which we holiday let ourselves rather than using an agents. We are doing quite well as a business and so are looking to expand into becoming a letting agent ourselves.
Does anyone have any ideas as to how we could get holiday home owners to let their properties through us. Once we have 10+ properties I think it would become easier getting people to use us but what tips do you have for getting those first people letting with us?

The things that come to mind for this type of business are being able to provide your customers:
* Good advertising plan for their properties
* A method of checking backgrounds for those leasing the property
* Will you provide property management? (e.g. cleaning etc.)
* Scheduling services
* Priced competitively
If you were to come to me as a potential client these are the things I'd be looking for. Most property owners that use this type of service are going to be looking for you to be able to handle everything and handle it very professionally.
Here in the States a lot of this type of service is offered by real estate brokers as a side business as they already have a strong network to advertise as well as connections in the property management side to make sure everything's in top shape for the next rental.

I own a holiday cottage. I am thinking of using an agent service for letting it out for more bookings.
Do you know how much percentage is taken?

There are lots of agencies out there as well as Hoseasons,some big and some small. Type in holiday cottage rentals into a search engine and have a look.
The percentage will be fairly similar between the companies. But meeting the standards for accommodation may be different. The expectations of customers is very high now.
Talk to some of them and see what you think. It is an easy option compared with trying to rent it yourself and takes the hassle away. Percentage paid may seem minimal if you get more bookings.Does anyone know a web site that lists vacant holiday lets for last minute availability?

Things to consider include:
Who are you going to target- family's/golfers/skiers?
Are there frequent low cost flights there from the major airports?
Have a look on rental sites for your chosen area, are holiday lets there booked up or empty?

I have a property which only has permission to be let as a holiday let. I let it to a guy from Poland, who also has a house in Poland. He pays the rates, we remove the rubbish. The council have written saying they believe it is being used as a perminant residence. Does anyone know what the legal definition of "holiday let" is in the U.K.
You are not using it as a holiday let but a permanent residence. Your Council will tell you how many weeks per year it can rented. A holiday let is for 1 person/family for a few weeks, not the same person for months.Tax return for property rental (not holiday letting) ?
Can you put forward receipts for items such as new carpets, internal doors, radiators and binds?
From what I have read an allowable expenses are those that prevent the property from deteriorating, so I take that as replacing a carpet only.
Am I correct or can I claim for the other items listed above.
Yes, anything you originally supplied or are responsible for is tax deductible. So if the house was unfurnished, you cannot claim for carpets, blinds etc, but if it is furnished you can. Doors would count furnished or unfurnished.
You can also claim for other things like maintenance of heating systems etc. But if the tenant does the damage, make em pay!Holiday lets in australia?

I wish I had the direct link for you, we to their EAC i think it was, and then typed in Terrigal, we weren't particular convinced, we compared to another close by, The Entrance, and we found a place right across the road beach.
We would have been happy with a one bedroom, but this had two, little kitchen, bathroom, living room, off street parking which you need in their busy season.
The cleaning after we left was included as long as it was tidy and the garbage out.

I would suggest that some of these propertys in Wales are in prime locations where many people love to come back to each year and of course tell friends and other people they know.
It would seem to me that the lets are of an extremely high standard and they are able to charge a high rent for them as well.
I would love to take home £200,00 in six months of the year. In saying that once a year would be nice and that is after tax and insurance.

That sounds a great money earner. They must have built that business up over many years to get to that standard.
I bet they are not cheap to rent out in the peak holiday season
I have always been told it is rather costly to rent out in the holiday season. If you can try and go for the last two weeks of the season as you may get it a bit cheaper.
It is said that Wales is a sort after place to rent a holiday cottage out as there are many, many nice areas to visit.
The said business will have been going for years no doubt and will have been perfected over time.

I have also heard that they can be rather costly to rent out but have also been told it depends where you go as in what part of the country and time of year.
May be one day I may look in to rent ing out out.

Ah I know a chap whom has three holiday cottages that he lets out and wow they are totally stunning properties. I can see why they all give a good rent.
He did tell me that when he bought them he got them really cheap and I mean really cheap and over the years he keeps making improvements to them.
He was telling me that when one holiday maker moves out they go in and check it top to bottom to make sure that there is not any area out of place and if it needs a touch of paint then it is done regardless. I know he even cleans the windows inside and out the day before the next holiday makers move in.
The whole time it is spotless. Sometimes it is hard work but he tells me it pays off he gets a good income from it for doing very little really.
The agent he uses has said I don't know why we bother to check your places every so often as they are always so perfect and not a thing out of place.
So it would seem get it right and you are laughing all the way to the bank as it were.

Sounds like you can get some really nice holiday lets then. I would always be concerned that if was ever to rent one ( not that I could afford to ) that I might get one that is not as good as it claims to be knowing my bad luck.
Sure I have the angel of bad luck watching over me.
But good luck to those whom can afford to rent them and I hope they get a nice one at the right price.

Yes Jamie it would be nice to buy a few good holiday lets and get some money back but also I am one who also dose not have any money to buy anything like that may be buy a cardboard box is my limit but some how I don't think I would get any takers only the local rats on a night.
So guess I will just have to go without on that idea.

Ha, ha a cardboard is just about possible for me as well.
Looks like we will all have to save the pennys but think that might just take a little while some how.
