Avertising My Holiday Lets

the.gofa's picture

Hello to all whom read this.

I have recantly come to be the owner of 6 fairl nice holiday lets and not to bad rents either.
I have to admit that a coat of paint would not go a miss but I was just wondering what if anyone has any suggestions as to what is the best way to do the advertising for these so as to get more people in letting them.

From what I can see they have been ticking over but I want them to be a hive of activity, I want them to be the talk of where people stayed and have them say how nice they were and what a really good price they were without them paying over the top and me not getting anyone in. So I think I will keep the price the same for now as it dose turn over ok but I really want more people in the door through the year.

So once again any good ideas from anyone as all are welcome and it will give me a little more to go on. Many thanks to all who read or have read the above.

I would like to suggest that you may be give them a lick of paint make them look a little more deluxe without over spending and may be you may be able to put a couple of quid on what you charge.

Also you could try several estate agents and see if they can be of any help or even better why not try the search enging on this site to see what it comes up with on how you can premote them more.

You may like to try typing in holiday lets in . . . . . what ever area you are in. I think these ideas may or should give you some good advice.

That is a good suggestion about giving those holiday lets a good coat of paint and make them look a little more inviting but without spending thousans on them.

I would go for the idea of keep it simple, smart and clean and of course well maintained. I am guessing that people wish to rent a nice place for a short break and want to walk in to a nice clean sparkling place and not to have to do anything apart from keep it clean and tidy while they are there and then go off and enjoy themselfs as you are meant to on a holiday or may be just slob about which ever suits.

As for advertising I would try some of these local papers and may be see if you can find a online site that dose some form of holiday lets advertising.

It may even be a good idea to have a website done with some really nice photos on it and state that there are X amout of different areas they may like to visit while staying at one of your nice holiday lets.

What a great responce on here with the posts.

You know I never thought about the website idea. That has truly got me thinking from you saying about different areas of interest. I often put a leaflet or two on the side so as people can have a look at them if they are of interest to them. I am going to look in to the website bit. Someone did say to me that they had one done and it was not that costly either.

As for the decorating side of the holiday lets we are going to give them a make over at the back end of the season and we shall be doing the suggested. That is some nice paint and making it feel warm and welcoming without going over board as I don't wish to spend all the years takings but do want them to look nice as well.

As soon as something wears out or is about to fail we replace it as we are well aware of that things do wear out in time and don't last for ever but I will say do keep the advice coming as all suggestions are most welcome indeed.

Many thanks for your replies and I will keep checking on here to see what else comes up.

Yes Jamie by yourself one of these cheap website kits from a well known supplier and start your own website up for your holiday cottages. You can expand it to where you pay so much a year when the site gets bigger.

The majority of people use the internet now adays so if they can go on line they may tell there friends and family where they stayed. They can show them photos of your holiday lets and all those links to different attractions near by such as castles, old churches and even the pub.

Also like others have suggested a coat of paint here and there is always a good option as it makes it look and feel brand new and has that extra cleaness about it. Once you get them in the door way you want to keep them in there for as long as possible and then get more people coming in to stay.

Hope that is of use to you.

Why not get some leaflets done and ask such as local shops and pubs to put them on display. You could ask the local council if you could leave some in there reception area, may be try the torist board if there is a listing you could go on. Bound to get loads of people on there website.

Start your own simple website up. You could buy a starter pack from a well know shop that is on line and I don't think they cost much either, in fact very little to get going. You could put links to other peoples places of interest that is near to your holiday lets.

Good luck. Wink

Smile The above poster and others have made some very good suggestions there. I personally would put them in to practice and I feel that they would work quite well.

I don't have any holiday lets to let out but like I said there are some very good suggestions there.

I would 100% go with the advice given above.

That website idea they suggested may not be as costly as it may sound so you may have to do a bit of research in to that.

I hope you got all your advertising done for this year as I imagine things will be getting a lot quieter now as we are in autum and heading towards winter.

May be for next year you could start getting loads of adverts in early and that may keep you busy all year.
