I let my home out this year while I was working away and only came back for about three weeks in the whole year.

I stayed at the rentals big house as there was plenty of room when I came back for the short time.

Anyway I will say to people be very chooesy to whom you let your home out to.

I drove past my place just to see if it was still standing and for which it was but to my shock there was about 5 cars all in the drive and 3 of them was on bricks and what looked to be bits of car parts and varios other bits about making the place look a mess and a real mess at that.

I put the letting in the hands of an letting agent and I was on the phone to them asking why they had not done any spot checks as they said they would. In the short story I told them as soon as that letting agreement is due to expire serv them notice I don't want that carry on there. It was all spot on when I left. I dread to think what the inside is like and the rear of the house.

So the agreement was nearly up and they was served notice to move out and for which they did but they were instructed to leave it as they had found it. They left a mess and how they paid the rent I don't know. It looked like no one worked there and just tried to make quick quid on the side. I can tell you this much that we managed to get an extra months rent out of them and they did not get the deposit back as there was just so much to put right.

Well I am not letting again as you do not know who is going to live in your home and do what ever in there. I will be asking one of the family to live in it for me while I am working away but the next time should be for a shorter period. I have some family who said they would stay there for a month or so as a holiday break as it is in a nice area plus there is plenty to go off and see. At least I know it will be in safe hands.

Has anyone else had this carry on as I have had would be interested to here if you had similar.

Sad That is such a shame that you ended up with some really dodgy tenants in your property. I have known one or two people whom have letted there properties out whilest working abroard and so far they have been very lucky.

I will say that the homes lettede were nearer to the Million pound sign and they had let them for two years. They told me they contacted some top end estate agent to do the leg work.

They even went to great lengths such as taking photos of every angle possible of the property inside and out plus the grounds as well. They have such as boilers serviced swimming pool checked etc and all this is printed out and put on a dvd also they made a video as well for back up.

They gave copies to the agent doing the letting and kept two copies themselfs. One was taken with them and the other was given to a family member.

Well they worked away for what was meant to be two years but turned out to be three years instead. They got a really good rent for there place not that there was anything to pay on it just the normal bills you pay on a home and they got the good tenants.

When they came back guess what. No it was not bad news at all but the whole place was spotless just as they left it and the grounds was looked after as well and so on. It turned out the family who rented there place was also working abroad but here in the Uk for some big firm.

They was so impressed by how clean there home was they wrote a hand written letter and took it to the estate agent and asked them to forward it on to the family and I understand that they are best friends now and visit each other regular.

So yes you can get very good tenants or unlike the poor person above had been really unlucky and got those bad tenants that no one wants in there homes.

I suggest that you try a top end estate agent if you were to think about going down that route again.

Puzzled Could you just not rent it to some people you know then you know that you will have someone who will look after the palce while you are away.

Might be a bit cheaper as well for you. Get them to pay you in to your bank account each month and you don't have to pay an agent.

Your friends get to rent a nice home and you get it looked after and make a few quid in the process.

I have thought of this idea before of renting it out to some good friends but they all seem to think they are going to get mates rates or get it for free. Well no blooming chance there so it looks like I am going to have pay an agent again and insist on regular checks on the place and if I have to fly back to the UK I will bill them for it.

Oh bit of a trick one you have there. I think it is a risk you have to take with an agent as I am sure not all people whom rent a property will be bad tenants I would say that there is a few that let the side down for others hence making people like yourself reluctant to rent your home out as you have this great worry of what if they do this or don't do that or take half the bricks with them when they leave.

So it looks like go with the option of go to a high end estate agent. You may have to pay a little more but may be able to get that back in the rent and fingers crossed you get a good tenant in who will look after the place.

    Writing a letter is probably not the answer and an apology is of no benefit. You need proper advice so go and see your local Citizens Advice Bureau and ask for help.

    Even if your grandma gave the family member who wants to put her into a home a medical power of attorney, she can revoke that if she is of sound mind.

    There is a concern about who will provide adequate care for your grandmother when she comes home from the hospital. Depending on her conditions, provisions can be made for home care. Contact your local senior services office to ask what sort of support they can offer.

    Does someone need to be with your grandmother all the time? If so, can the ones who want to help her stay at home take turns?

    Social service people in the hospital seem to want to push the elderly into nursing homes right away. It makes you wonder whether the nursing homes are giving them commissions. When the family is devastated dealing with the illness, they start asking how much money that person has.

    Hospitals also do not like to keep sick people until they recover. Social service's role in a hospital is to get people discharged quickly, increasing the profit the hospital keeps for that stay under Medicare.
    If she had received a discharge notice, you can appeal it, and in any case it will give you a few more days to decide what to do.

    take cash off them, not traceable . That way the tax people can prove nothing and your "tenants " can not prove you had any sort of tenancy agreement.


    You say "friends" in the plural. You need to establish WHO exactly is responsible for paying rent and looking after the place.

    This whole arrangement is full of things that could go wrong.
    Personally I don't think you CAN be a landlord AND a friend but I am willing to be proved wrong. If it was me, I'd just leave the flat empty for 6 months it's not worth the hassle.

    me and my boyfriend want to let our house out to cover the mortgage payments while we live rent-free abroad (relatives). We will be informing our mortgage lender and all the rest of it to keep it all above board.

    Just wanted to see if any one has had experience of letting their home out and if they want to share any advice or warn me of anything! We were thinking about leaving stuff ie: washing machine, cooker..possibly bed..maybe most of our stuff that isn't personal to us. Any advice or stories? Thanks
    Make sure that you do not charge them more than the mortgage payment or you will have to pay taxes on the "income" you will make. Also, main appliances; refridgerator, dishwasher, even washer and dryer is all you need. Unless you advertise as a furnished home and leave more than just your bed.

    If your mortgage payments are too high you always have the option to refinance to lower your payments.

  • Does anyone have a home remedy for acne?

    If anyone out there has a home remedy for acne- please fil me in! I have tried white toothpaste (it works to a degree) and everything else OTC, but if someone has a old home remedy, let me know! I don't mean severe acne, I mean ones that pop up from time to time. I wash my face with a mild soap twice a day with lukewarm water and follow up with a cold rinse to close pores. Help anyone?

    I am single.

    From purchase until sale the house was run as a self catering business during the summer season on short lets of 1-2 weeks.

    I lived in the house during the winter when not let.

    This was my one and only home.

    I also had 2 caravans on site which were let for holiday lets.

    I paid £3000 each for the caravans in 1997, their value at time of sale negligible

    In those years I either worked overseas or lived in one of that caravans when the house was let.

    I am no longer running a business
    Go and see an accountant, and be prepared to answer these questions.
    Did the letting qualify as Furnished Holiday letting?
    Was this income returned to HMRC annually?
    Same questions for caravans.
    Full details of when you were absent abroad and the reasons therefor.
    Exact dates of when you occupied the caravans and the house.

    The CGT calculation can either be done on a broad brush basis (to determine the approx. tax position) or in microscopic detail.
