The Essentials of Buying a New Property
Looking for and buying a property can be a long and energy draining process but with preparation and planning it can be made much more efficient.
Before buying a property it is necessary to find one. This can be done through the usual routes of an estate agent, the internet or even an auction (not for the faint-hearted). Once a property of interest has been found it is important to arrange a viewing as soon as possible. Research thoroughly and use common sense to check that the house isn’t in disrepair or the current owners aren’t covering up any damage. Eventually select a short-list of the most suitable houses viewed.
The technique surrounding placing an offer on a property is quite delicate and although saving money is always a priority, it’s important to put in a reasonable offer to ensure you are taken seriously. If the asking price is perfectly reasonable then it might be a good idea to offer it in order to help prevent being gazumped. Being outbid at the very last minute is sadly unpreventable under English law, but offering a reasonable price and ensuring the seller takes the property off the market as soon as you have offered can help prevent this event from happening. Acquiring insurance is a wise move should gazumping occur because and fees already incurred will be automatically refunded.
First-time buyers are always hoping to get their feet on the property ladder but with house prices higher than ever it’s proving more and more difficult to get those feet planted. However, there are options available to first-time buyers to encourage them to take that first giant step. If your ideal property is out of your price range there is the option of buying with family or friends or considering a shared ownership scheme. The scheme works by allowing you to buy an initial percentage of your house and then covering the cost of the rest of it by paying rent. The option to gradually buy out the remainder of the property is open to the buyer whenever they decide they want to do so. It is a good idea to consult your local government for the finer details of the scheme.

Need some advice fixing shower please?
We are in the UK and renting a property, we will be in it for a year and its great, all except for the bloody shower! We both love a shower first thing but ours is soooo bad, when the dial is turned to hot the water literally trickles out and it is impossible to stand under it, especially in this freezing weather. I am a complete DIY novice so my expertise has led me to try to clean the shower head's holes with a pin, but no luck.
For information purposes I do not know the exact make but it is an Essentials 10.8 shower unit model, you have to turn the switch on at wall then power button on shower until to get power to it. here is a pic of one i found on internet:http://www.comparestoreprices.co.uk/home-improvement/essentials-10-8-electric-shower-white-chrome-finish.asp
Does anybody have any idea how to get more power to the unit or is it simply a case of needing to fit a whole new shower unit? I have not taken the front cover off the shower unit yet, I did have a look but it didn't look like it wanted to come off.
Any suggestions would be great as I am not working due to injury and cannot afford to be buying an expensive shower unit when it is not even my house.
Thanks very much in advance.
sounds like its a gravity feed and the water tank isn't high enough to give any sort of pressure .The water tank has to be raised or (probably easier) a pump has to be fitted to give you the power. In either case you need a plumber who can advise you and carry out the work .Make sure they are reputable because there are too many cowboys on the go now.Perhaps the landlord can get the work done ,after all he is duty bound to provide a standard of accommodation
